“Social Housing – Città dei Sassi” is a complex of 115 new apartments entirely rented at a controlled rate in Contrada San Francesco, on the southern outskirts of Matera.

The complex is part of the larger urban regeneration project called “Integrated Housing Città dei Sassi Program” promoted by the Basilicata Region and the municipal administration.

The complex is divided into 4 buildings of 3 floors above ground and one underground for condominium garages. It was built in accordance with the principles of eco-architecture to maximize energy efficiency. All apartments are built in energy class A, with the use of latest generation technologies and part of the energy needs are met by the energy produced by the photovoltaic panels installed and integrated into the structure. In addition, 115 fruit trees – one for each resident family – were planted to improve the microclimate and safeguard biodiversity and promote tenants’ activities outdoor, like gardening.

The complex courtyards are open to the valley of the Matera countryside, integrating in full harmony with the surrounding landscape and recreating the architectural and social spirit of the ancient “neighborhood”. The ‘neighborhood’ is precisely the concept of community that is the cornerstone of this project: pedestrian paths accessible to all users, communal spaces intended for tenants, the play area and the urban vegetable garden constitute a substantial part of the surfaces of the complex, to favor aggregation between the residents.

The management of the complex and the community is entrusted to Finabita SpA, in association with qualified operators of integrated management services for large real estate assets based on the cooperative model.
