Milestone
2005
Fabrica is born with two funds put of which one dedicated to social impact: the first in Italy, dedicated to invest INPS (Italian National Pension Fund) equity. Reference Shareholders are: the Gruppo Caltagirone and Banca Monte dei Paschi di Siena.
2006/2007
La SGR consolidates its portafoglio creating five real estate funds. Total business managed is of 2 Bln €.
2010/2012
Fabrica wins the public tender for two main pension funds (Inarcassa and Cassa Forense) launching two dedicated funds. The SGR is also selected by Enpap to launch a fund, in partnership with CPDI SGR, dedicated to student housing. The first one in Italy. Total business managed is of 2,5 Bln €.
2013/2015
The SGR creates two funds entirely dedicated to social housing with the participation of CDPI SGR. The Inarcassa Pension Fund sets up its contribution in kind. Total business managed is of 3,5 Bln €.
2016/2017
The SGR completes the process of liquidating the first two funds launched in 2005, with an IRR respectively equals to 21,4% and 13,5%. The Gruppo Caltagirone consolidates its own participation stock, taking over 49,99% previously held by Banca Monte dei Paschi di Siena.
2018
The SGR wins a tender by a National Pension Fund to create a new dedicated fund and sets up a fund dedicated to the Nursing home sector.
2019
Throughout the first semester, the SGR has realized international investments for about 250 mln €. Total asset under management is over 4 Bln €.
2020
Fabrica publishes its first Sustainability Report and submits two of the managed funds to the GRESB rating. Fabrica is awarded as a “Real Estate Excellence”. The prize is yearly assigned by Scenari Immobiliari to Italian Companies that achieved the best results.
2021
Fabrica renews its commitment to ESG issues and publishes its second Sustainability Report. Erasmo Fund is rated first by GRESB in the category ‘residential student housing’ in Italy. A new Fund Aristotele Senior is launched, a systemic welfare project dedicated to senior living, sponsored by three leading Italian institutional investors. Total business managed is over 5,5 Bln €.
2022
Investments continue both in Italy and abroad. Fabrica consolidates its ESG path and its positioning in the social, senior and student housing sectors, through the establishment of the ESG Management function, the integration of sustainability factors in the main business processes, the extension of the managed funds subject to the GRESB rating (n. 6 Funds, equal to 24% of the total real estate assets). Social responsible investments made so far exceed € 1.2 billion. The total amount under management reaches € 5,8 Bln.
2023
Fabrica signs an agreement with the Department of Architecture and Planning of the University of Rome “La Sapienza” for the definition of guidelines and methodologies for the sustainable valorisation of national real estate assets. Together with two other leading SGRs, Fabrica launthes the Fondazione Roma REgeneration, a not for profit association aimed at supporting policy makers in the sustainable and inclusive development of Rome.
2024
Fabrica intensifies dialogue with stakeholders to accompany managed real estate portfolios towards an orderly environmental transition, through the launch of targeted energy efficiency and CO₂ emissions reduction paths. Fabrica launches the “CivicoPiù®” project under the Cicerone Fund, invested by Cassa Forense. The initiative aims to regenerate residential rental properties in Rome through a new concept of modern living. The SGR launches its third fund dedicated to PBSA, Fondo Aristotele Student, which will see the patient capital of leading institutional investors flow in for an AuM of approximately €300m. The AuM reaches €6bn.
